Rental Application Process

Submission of an application online is a preliminary check to meet you for a showing. The next step to rental is passing
The application process.

AFTER A SHOWING ONLY. THIS IS AFTER A SHOWING.
Applications are accepted with a deposit. This will be discussed at showing.

With the application, we require a deposit, copies of ID/Driver’s License for anyone 18 or older to be living in the unit.
We require or may require proof of income via paycheck stubs for at least the last 4 periods.

We will do a background, criminal check.
We will do a credit check.
We will do an employment verification.
We will do a previous rental verification.

The minimum guidelines for approval are:
At least 12 Months prior rental background or home ownership.
NO PRIOR EVICTIONS.
At least 6 months prior employment history.
Income must be able to maintain the rent due to be paid.
No criminal activity.

1. If you pass the application process, your deposit goes towards your security deposit.
2. If you do NOT pass the application process, your deposit is refunded.
3. If you pass the application process but fail to sign lease, your deposit is NON-REFUNDABLE. As we will have pulled all our advertising and will then have to redo the ads and lost time for showings.
